The Buying Process:

1. Offer

When you’re ready to make an offer on a property, just let me know in writing.


As soon as your offer is accepted, I’ll need to see proof of how you will fund your purchase. For example, this could be an agreement in principle from your lender, or bank statements if you don’t need a mortgage. I’ll also need details of your deposit.


Once I’ve got this information, and details of your solicitors, I’ll send you and the vendors a memorandum of sale. Then I’ll be right with you to get you throughout the process, to keep it as slick and easy as possible.


If you don’t have a mortgage offer, please speak to me and I can put you in touch with an independent financial adviser who can find you the best mortgage deal for you.


2. Exchange of Contracts

Once you’ve agreed your purchase, it usually takes around 6-8 weeks to get to the point when you exchange contracts for Freehold properties. This might take longer for Leaseholds as your solicitor will have a few more questions.


At exchange, your solicitor will request a 10% deposit and at this point, the contract is legally binding. A completion date will be set between all parties at this time.


The time between exchange and completion is usually a couple of weeks, but will be decided between you and the vendors. This will also need to take into account other parties if there’s a chain involved.


3. Completion

At completion, the property is legally yours. Your solicitor will call me to confirm this, usually at around midday. I’ll then call you to let you know, and hand over the keys to your new property.
